Safeguarding your investment, which may include the building you occupy and your business personal property – from equipment to furniture and fixtures – is the cornerstone of any strong comprehensive insurance program. Commercial Property insurance pays for business property that is destroyed (like in a fire), damaged, or stolen.
That property typically includes:
- Your building: the structure itself and can also include permanently installed fixtures, machinery, and equipment
- Contents of your building: inventory, office equipment, and other supplies.
- Other people’s property: items left in your care, custody, or control
We can provide a schedule or list of the specific property items you want to insure, such as expensive pieces of equipment that may exceed your coverage limit if damaged. We can also add endorsements or additional policies to your Property coverage to fill in gaps due to exclusions. For example, flood damage to your property would not be covered and requires a separate policy.
Business Owners Policy (BOP)
A Business Owners Policy (BOP) provides essential commercial coverages bundled into a single policy. Commercial Property insurance, Commercial General Liability insurance, and other critical coverages, such as Business Interruption, and Equipment Breakdown are available.
Options for further coverage may include protection for improvements you have made to a space you lease, your outdoor signage or other items, employee crime, money and securities, specialty equipment, and special liability risks you face, such as food-borne illness, product recall, liquor liability, etc. It all depends on your business sector, the risks you face, and the coverage you choose.
Commercial Flood
Damage from flooding is typically not covered under a standard Commercial Property policy. You can obtain Flood insurance for your business through the federal government’s National Flood Insurance Program (NFIP) and through some private insurers. You will be covered for damage to your building and contents caused by flood. This includes losses from water overflowing rivers or streams, heavy or prolonged rain, storm surge, snow melt, blocked storm drainage systems, broken dams or levees, or other similar causes.
Commercial Flood insurance provides up to $500,000 of coverage for your building and up to $500,000 for its contents. You can purchase more coverage with Excess insurance to rebuild properties valued above NFIP limits. Excess coverage includes protection against business interruption.
Builder’s Risk
A Builder’s Risk policy covers a building under construction. The policy covers the structure and the materials on site waiting to be installed or transported to the job site. It will respond in the event of a loss due to fire, wind (depending on the location – check with us on coastal properties), theft, lightning, hail, explosion, vandalism, and vehicles/aircrafts.
Builder’s Risk insurance also pays for damages up to the coverage limit, which should accurately reflect the total completed value of the structure (all materials and labor costs, excluding land value). A policy can be written for three, six, or 12 months.
Inland Marine
Designed to provide coverage for loss exposures that cannot be conveniently or reasonably confined to a fixed location, Inland Marine covers goods in transit, property held by a bailee, moveable equipment such as medical equipment and contractor equipment, and property of certain dealers and instrumentalities of communication and transportation.
